The fee is payable on signed acceptance of the written mortgage offer. Sub-prime Commercial Mortgage lenders tend to charge higher fees. As with a residential mortgage, the commercial mortgage lender will require you to carry out a valuation of the property being offered as security for the mortgage. In addition, where the mortgage will be repaid by a trading business, the lender will usually require a Business Appraisal Report. Commercial property valuations are significantly more expensive than the residential version .Legal costs relating to purchasing a commercial property are higher than the residential costs as the work is more complicated. The fee charged will generally depend on the value of the property and the complexity of the work involved.
