Lenders will go through all financial forecasts in detail to ensure that the assumptions made will indeed materialise, or at a minimum not be too optimistic. The lender will place particular attention on the margin expected from a business. This basically means what the product cost less what the product sells for. This is known as the gross margin and is a valuable piece of information, as it is a number that can be compared to the industry norm. Off course the lender will look at overheads to ensure the business is making a profit, but the starting point will be the gross margin.
Likewise once the Lender has established your business profits and risks, he will need to consider what margin he will need to take your risks into account. This will determine the interest rate you will have to pay. The rate is usually expressed as a number above LIBOR, i.e. 2 plus LIBOR. This means what ever the interest rate is you will be paying 2 basis points above that rate. This is the margin that the bank needs to cover your business risks. The lender in determining this rate will consider factors such as is the applicant trustworthy, does the project look feasible, security offered etc.
