What is Planning Permission?

 

If your intentions are to construct a building or adapt it for your business, then you will require planning permission. Before a lender will borrow money he will have to ensure all planning permissions are in place. Planning Permission is officially granted by a Planning Committee, there are two different types of planning permissions, these are outline planning permissions, and full planning permissions. Even if permission is refused, there is a right of appeal - first to the council, and then to the Secretary of State. Outline planning permission is simply tentative permission and suggests what could be obtained as full planning permission. Those selling land will normally obtain the outline planning permission for it, as it increases the value of the plot of land. Full planning permission will require you to provide the detailed plans that are drawn to scale. When making an application for full planning permissions, it is recommended that you seek the help of an architect and is familiar with the particular local authorities planning restraints. It is a condition that you start the building process within five years of acquiring the Planning Permission for that plot of land. If you do not start building the property within five years, the permission becomes invalid and thus you will need to make a new application for planning permission.
